Question

On Wednesday, my Seller and I are hosting a Private happy hour tour of his home from 4p-7p for his new listing. It is by appointment only within that Three-hour window, whereby I’ll show no more than 2 agents at a time. My seller and his wife prefer to stay home as this is a luxury listing. I sent private, invitation-only, invitations to hand selected agents. It’s not a publicized “broker’s open” and I did not invite other agents under the premise that it is going to be “open” in any way, as I know those aren’t permissible right now. I just want to be sure that what I’m doing is okay and not breaking any rules. Everyone will wear masks and I will provide booties, gloves and hand sanitizer. Please confirm that what I’m doing complies with current Washington state and Covid rules and regulations.

Answer

The Governor recently expanded the capacity allowed inside seller's home from three people to five people. With that, it would seem that broker's tours of the home will comply. The two sellers, LB and two invited guests equal five people. So long as broker sticks with that, the showings comply with the Governor's limitations.
